        Adding your properties to our database and informing you when your CP12's are due.

                                

        Dealing directly with your tenants, if a repair is needed, your tenant can contact us directly and we will give you an

            honest opinion of what work needs doing before carrying out any repairs.

                               

        If you are happy for the work to go ahead, we will book in a suitable time with your tenant and inform you once

            the repair has been completed.

(I) CP12's - Gas Safety Certificates

Landlords are legally required to have all gas appliances in rented properties checked once a year and hold a gas safety record. We can carry out all CP12's for your properties, contacting the tenants on your behalf to arrange access. If you would prefer, we can also record when your CP12's are due and book in for you year upon year to take the hassle away from you.

                                                        

             An Annual Gas Safety Check includes:-

  •  Inspection of your boiler and gas pipework
  • Completion of a CP12 certificate which is sent directly to you

                                                        

                                                                                 

(II) Periodic Inspection Reports

As a Landlord, it is important to ensure that any electrical appliances and fittings within the property you rent out are safe. There is no legislation that demands you must have a electrical safety certificate. However, should any electrical fittings or appliances within your rental property cause actual harm to the tenant, you could be held liable.

                                

            A Periodic Inspection will identify:-

  • Damage, deterioration and defects
  • Dangerous situations - potential electric shock or fire risks
  • Any overloaded circuits or equipment

                                             

                                                         

(III) Boiler Maintenance Cover - Packages for Landlords

We can tailor bespoke landlord boiler cover maintenance packages for your properties. For a small monthly fee we can provide maintenance cover for central heating systems, electrics and plumbing for example so you have peace of mind, should any repairs be needed, you're covered and they will be attended to promptly.
